Montana homeowners will soon have the chance to claim some extra cash back on their 2024 property taxes.

Starting August 15, eligible residents can apply for a property tax rebate worth up to $400. The application window will remain open until October 1, 2025.

How Much You Could Get Back

The rebate amount is either $400 or the total property taxes you paid on your principal Montana residence for the 2024 tax year, whichever is less. That means if you paid $250 in property taxes, you’ll receive a $250 rebate. If you paid $1,200, you’ll get the maximum $400.

Who Qualifies for the Rebate

To be eligible, you must have owned and lived in your primary Montana residence for at least seven months in 2024. Qualifying properties include single-family homes, apartments, condominiums, trailers, manufactured homes, and mobile homes, along with up to one acre of land.

You must have been billed for and paid the property taxes, including any special assessments, on your home. The rebate applies only to the primary residence where you lived during the year.

Who Does Not Qualify

Some properties and situations are excluded. Homes owned by an entity like an LLC or corporation are not eligible. Residences held in irrevocable trusts also do not qualify. Renters are not eligible, you must be both the owner and occupant of the property for at least seven months in 2024.

How to Claim Your Rebate

The claim period runs from August 15 to October 1, 2025, and late applications will not be accepted. You can file your claim online at getmyrebate.mt.gov, which will typically result in your rebate being processed within 30 days. Paper applications may take up to 90 days.

Once processed, rebate checks will be mailed to the taxpayer. Direct deposit is not an option, so be sure to allow at least four weeks after processing before checking on the status of your payment. Find out how to claim your rebate here.
